Superintendents

Our Superintendents are another vital part of our Operations Team. They coordinate all site construction activities and supervise all field personnel as required to successfully complete the project on schedule and within budget.

Construction Assistant Superintendent

The Assistant Superintendent supports the Project Manager and Project Superintendent to successfully complete the project on schedule and within budget. This includes maintaining the highest level of quality, while administering good construction safety practices with all on-site activities. A high level of expertise is expected and the ability to spot and correct errors is important. This job requires strong analytical and technical abilities and demands fast, but carefully thought-out results. Strong leadership and control of the work process from beginning to end is necessary.

KEY RESPONSIBILITIES/ACCOUNTABILITIES

  • Assists with directing craft personnel and subcontractors
  • Assists with scheduling and sequencing the day to day activities of work
  • Oversees individual projects to assure compliance with the scope and quality as established by the contract documents
  • Enforces site cleanliness and safety
  • Proactively anticipates and solves problems that could delay construction
  • Ensures all projects are performed in accordance with contractual and quality standards
  • Maintains daily paperwork as assigned
  • Demonstrates the ability to read and comprehend blueprints, shop drawings and subcontracts
  • Displays technical knowledge in construction background and general knowledge of mechanical, plumbing and electrical systems
  • Proactively works to minimize costs expended in field operations
  • Participates in training and other forms of continuous improvement initiatives
  • Primary point of contact to coordinate documentation control policies and procedures between the office and field
  • Assists with RFI creation and posting of construction documents, submittal review and coordination, maintaining and updating construction documents
  • Assist with implementation of TDC Project Site Logistics plan
  • Coordination and enforcement of plan with Subcontractors
  • Active participant in the TDC Quality Assurance Process
  • Active participant in the TDC Punch List Process
  • Take inventory of materials purchased directly by TDC and ensure turnover/signoff by Subcontractor
  • Field documentation of general conditions field activities
  • Creates and follows-up on punch-list items to ensure completion in a timely manner

QUALIFICATIONS

  • High School Diploma or GED required
  • 3+ years of experience in the Construction Industry as an Assistant Superintendent or General Foreman
  • Ground-up construction experience required
  • Healthcare experience preferred (Senior Living/Skilled Nursing/Assisted
  • Living/Independent Living)
  • Multi-Family experience preferred
  • Strong conflict management skills and a high level of assertiveness
  • Attention to detail, quality, and safety are paramount
  • Ability to work with diverse project management teams

PHYSICAL DEMANDS

Performance of the required duties will require physical ability to climb permanent and temporary stairs and ladders; walk the job-site throughout the day and negotiate work areas under construction.  Employees may occasionally be required to lift and/or move up to 75 pounds.

Construction Project Superintendent

The Construction Superintendent coordinates all site construction activities and supervises all field personnel as required to successfully complete the project on schedule and within budget. This includes maintaining the highest level of quality, supervising all trade and field personnel, while administering good construction safety practices with all on-site activities. A high level of expertise is expected and the ability to spot and correct errors is important. This is a fast-paced job and requires strong analytical and technical abilities and demands fast, but carefully thought-out results. Strong leadership and control of the work process from beginning to end is necessary.

KEY RESPONSIBILITIES/ACCOUNTABILITIES

  • Coordinates and supervises all construction activities
  • Directs all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications
  • Maintains and understands the significance of adherence to construction schedule, identifies and solves problems
  • Orders materials and schedules inspections as necessary throughout the process
  • Review and understand submittals and shop drawings
  • Maintains positive relationships with customers, contractors, suppliers, local authorities and other employees
  • Prepares, schedules and supervises completion of a final punch list
  • Promotes job site safety, encourages safe work practices and rectifies job site hazards immediately
  • Ensures all company employees and contractors are adhering to the company safety policy
  • Maintains an organized job site, including the construction office
  • Promotes team communication and collaboration among all project participants
  • High standards, high quality work is of utmost importance
  • Structured, organized and efficient work expected of self and others

  • 5+ years of on-site lead Superintendent experience in the Construction Industry
  • Ground-up construction experience required
  • Healthcare experience preferred (Senior Living/Skilled Nursing/Assisted Living/Independent Living)
  • Multi-Family experience preferred
  • Strong conflict management skills and a high level of assertiveness
  • Attention to detail, quality, and safety are paramount
  • Ability to work with diverse project management teams

General Superintendent

The General Superintendent reports to the Vice President of Construction and is responsible, as directed, for ensuring that all of The Douglas Company’s objectives related to customer loyalty, schedule, quality, safety, and cost control are achieved. The General Superintendent will work closely with the project management team and Project Superintendents on assigned projects to enhance team communication, help establish priorities and assist in achieving high-performance goals.

KEY RESPONSIBILITIES/ACCOUNTABILITIES

  • Oversight of multiple projects
  • Management of multiple Superintendents, but can become involved at a more day-to-day level when necessary
  • Can become involved with warranty work, quality call-backs, and punch-lists
  • Assist in the resolution of field issues between office and field on assigned projects
  • Conduct visits to project sites at the direction of the VP of Construction and perform quality and safety audits, address scheduling issues, and address any other issues that arise
  • Interview potential project superintendent candidates
  • Assist in training at the quarterly quality meetings and semiannual conferences
  • Assist with obtaining permits and facilitating final inspection
  • Assist in team building between office and field personnel
  • Assist Project Managers in mid-point and final project reviews for the Project Superintendents
  • Assist with the orientation and training of new Project Superintendents
  • Help assure Project Superintendents are all following our processes correctly
  • Fill in for Project Superintendents in the case of sickness, vacations, trips home, etc.
  • Participate in daily huddles with the project team to set goals and align priorities on assigned projects
  • Assist the Project Superintendent with our internal pre-punch list and with the owner/architect punch list, if requested

QUALIFICATIONS

  • Highly experienced Superintendent with experience in the Construction Industry who can identify issues and recommend solutions
  • Prior experience as a General Superintendent strongly preferred
  • Senior care experience preferred (Senior Living/Skilled Nursing/Assisted Living/Independent Living)
  • Multi-Family experience preferred
  • Ground-up wood-framed construction experience preferred
