Orlando, FL – October 29th, 2026 – The Douglas Company is proud to announce the completion of The Cottages at Abbott Station, a $21.6 million market-rate multifamily community in Zephyrhills, Florida. The project marks the successful completion of The Douglas Company’s first partnership with owner Goodwin Knight Florida.
Designed by Colorado-based architecture firm Design Edge, the 139,224-square-foot community includes 176 residential units across 84 one- and two-story cottage buildings, along with a clubhouse and seven garage buildings containing 28 garages. The development was created to provide quality, attainable housing options for middle-market residents in the growing Zephyrhills community.
The clubhouse features a variety of resident amenities, including a fitness center, entertainment space, pet bathing station, and outdoor swimming pool complete with a trellis shade structure.
Throughout construction, The Douglas Company worked closely with Goodwin Knight Florida and its owner-controlled contractors to navigate several complex site and scheduling challenges. When portions of the site were not ready for construction as originally anticipated, TDC coordinated with the project team to phase the site into workable areas, allowing construction to advance as individual areas became available.
The project team also navigated delays in permanent power by analyzing schedule risks, developing potential paths forward, and coordinating with subcontractors to complete all feasible work without permanent power. TDC continually evaluated and resequenced available work to reduce idle time and help limit the overall schedule impact to the client.
Additional coordination among TDC, ownership, the architect, civil and structural engineers, and site contractors helped resolve field conditions involving grade elevations at several garage buildings. Through collaborative problem-solving and building-specific corrective details, the team was able to address the conditions while continuing to move construction forward.
