Introducing The Cottages at Abbott Station, Market-Rate Multifamily Living in Zephyrhills, Florida
The Cottages at Abbott Station is a 176-unit multifamily community in Zephyrhills, Florida, and the first project completed by The Douglas Company in partnership with owner Goodwin Knight Florida. Designed to provide quality, attainable housing for the middle market, the completed development spans 139,224 square feet across 11 acres.
Designed by Colorado-based architecture firm Design Edge, the $21.6 million community includes 176 residential units across 84 one- and two-story cottage buildings, along with a clubhouse and seven garage buildings containing 28 garages. The clubhouse provides residents with a variety of community amenities, including a fitness center, resident entertainment space, pet bathing station, and outdoor swimming pool with a trellis shade structure.
Construction required significant coordination between The Douglas Company, ownership, and owner-controlled contractors responsible for sitework and site amenities. When portions of the site were not ready as originally anticipated, TDC worked with the Owner and site contractor to divide the project into workable areas and strategically phase construction. This allowed crews to continue advancing buildings as areas became available rather than waiting for the entire site to be released.
The project team also navigated delayed permanent power by evaluating schedule risks, developing potential paths forward, and coordinating with subcontractors to complete all feasible work that did not require permanent power. By continually resequencing available work, TDC helped reduce idle time and limit the overall schedule impact.
Additional field coordination was required when grade elevations surrounding several garages conflicted with required siding clearances. TDC collaborated with the Owner, Civil Engineer, Structural Engineer, Architect, and site contractor to develop garage-specific corrective details incorporating waterproofing, slab and curb modifications, selective demolition, and revised sequencing. The coordinated solution addressed the conditions without requiring a full-scale redesign while allowing construction to continue toward an approved, code-compliant result.
Through proactive phasing, schedule recovery planning, and close coordination among project stakeholders, The Douglas Company helped manage client risk and maintain forward progress through challenging site and utility conditions.
