St. Augustine Plantation Memory Care Restoration

Introducing the St. Augustine Plantation Memory Care — a restoration project completed following tornado damage

The Douglas Company completed a $2.2 million restoration project at St. Augustine Plantation, a memory care facility in Tallahassee, Florida, following extensive damage caused by a tornado. The project encompassed 25 units within the existing facility that had been stripped to the studs during remediation after a tree fell through the roof. The Douglas Company was tasked with restoring this portion of the facility to working condition, including the replacement of building finishes and MEP trim and repairs to existing framing.

Renovating an existing facility presented several unique challenges, particularly when coordinating new construction with existing MEP rough-ins and framing. Throughout the project, the team completed necessary framing repairs and replaced devices as needed to bring the affected areas up to code. The Douglas Company also assisted during the permitting process by helping locate and engage an architect and working to move the approval process forward.

The team also identified an existing water intrusion issue during construction and assisted in locating its source. An existing sidewalk was found to be pitched toward the building, directing water toward the facility. The sidewalk was replaced to correct the issue and properly direct water away from the building.

Completed in 2026, the project restored functionality to the tornado-damaged portion of St. Augustine Plantation with new finishes and MEP trim throughout the project area. The scope also included a commercial kitchen and dedicated salon. While the restoration was an atypical project for The Douglas Company, the team successfully navigated the complexities of renovating an existing healthcare facility and returned the affected spaces to their intended use.
