Challenges include the construction of the project was on a relatively small lot in an established residential area. The three-story building has a footprint of approximately 25,000 square feet, and the site is only approximately 65,000 square feet.  To add to this challenge, below grade stormwater retention vaults were installed below all paved parking areas which encompassed about 20,000 square feet of the site area. Since the stormwater retention vaults are limited in their load-bearing capacity installation had to be deferred until after completion of the building structure when heavy construction equipment was no longer required. The Douglas Company was able to overcome these challenges and complete the project with no negative impact on the contiguous residences.
