Thatcher Flats Marks Final Phase Completion, Expanding Affordable Housing in Cincinnati

Cincinnati, Ohio — March 12, 2026 — The Douglas Company proudly announces the completion of Phase 2, the final phase, of Thatcher Flats, an affordable multifamily housing community in Cincinnati. Construction of the final phase was completed in November 2025, marking the successful delivery of the full development totaling 82,121 square feet and 86 residential units.

Phase 2 adds 30,274 square feet and 36 apartment units to the community, bringing the total contract value for the two-phase development to $16.5 million. The completed community consists of one four-story building with 14 units and two three-story buildings with 36 units each, designed to provide quality, accessible housing for residents in the Cincinnati area.

Residents at Thatcher Flats benefit from thoughtfully designed amenities that support daily living and community connection, including a community room, study room, fitness space, laundry facilities, on-site management services, and dedicated community parking.

Having successfully completed Phase 1, The Douglas Company was selected to construct the second phase as a mirror image of the previously delivered building. This continuity provided the ownership team with confidence in execution, quality, and project decision-making while enabling efficiencies that supported overall project profitability.

Because Phase 2 replicated the first building, maintaining material consistency across both phases presented a key challenge. The Douglas Company collaborated closely with both returning and new subcontractors to ensure materials, finishes, and construction standards matched seamlessly between phases.

The Douglas Company’s management approach also helped control project costs and mitigate risk for the ownership team. By applying value engineering strategies established during Phase 1 and proactively managing procurement and construction processes, the team minimized additional project costs and preserved contingency flexibility for the owner.
