Challenges & Solutions
CHALLENGE 1: This project encountered (2) Hurricanes, Hurricane Nicole and Ian. These storms caused delays to the project not only due to nonworking days but necessary rework as well. TDC overcame this challenge by preparing the job site by taking temporary fencing down, securing all loose materials, and ensuring the integrity of the roof. Once the storms passed, TDC was quick to perform the necessary rework due to the water intrusion in some areas.
CHALLENGE 2: The project suffered a several-month delay due to shortages associated with electrical panels. These panels were due to be delivered in December 2022, however, the final panel was not delivered until July of 2023. This would have significantly delayed the start of building finishes. However, TDC was able to provide a feasible plan to the owner by utilizing temporary load centers. These load centers allowed interior finishes to start with power available for lighting and PTACS to condition the space.
CHALLENGE 3: The installation of storefront openings into the interior courtyard for this project experienced significant delays, primarily attributable to the intricate arched transoms. Each of these transoms required precise field measurements and custom fabrication from a specialized supplier. As a consequence of these delays, sizable common areas remained incomplete, and walls lacked the necessary drywall finishes.
In response to this challenge, TDC employed a solution-driven approach. After the completion of the storefront openings, we mobilized additional manpower to expedite progress on-site. Moreover, TDC strategically re-sequenced the project schedule to allow work to proceed concurrently in multiple areas, effectively mitigating the impact of the initial setbacks.
