I am always amazed when construction peers of ours tell us they don’t like working for developers.  By contrast, we don’t like working for large corporations or government entities.  Even some not for profits are difficult for us.  Our peer’s reasons are as:
  • “Developers are too focused on cost”.  Cost is an essential part of any successful financial enterprise, and we look forward to being part of the solution
  • “Developers don’t care about quality or long term ownership costs”.  Quite the opposite, in our mind.  Developers own and run these facilities for a significant period of time and they want quality, durability, energy efficiency, and low maintenance.
  • “Developers don’t know what they are doing”.  Developers typically have limited staff and do 1-2 projects per year.  As such, they need the support of a company who can assist them with developmental efforts, and they appreciate what we do.

The Senior Living Tour is Coming to the Assisted Living Community Near You!

A trend we see repeating itself in many new Assisted Living Communities is the inclusion of multiple forms of recreational activities for the residents.  One such activity, Golfing is finding its way into many of the new facilities being built throughout the country.  Assisted Living Community operators are including the provisions for Putting Greens somewhere on their campus for residents to use on a daily basis. How Much Are Senior Living Construction Prices Going Up?

Recently, I attended a symposium with a panel discussion on Senior Living Construction.  One of the developers mentioned that they had seen senior living construction prices escalate 20% in 2 years.  While there is no question that prices have increased, our perspective is that for equivalent facilities, they have increased 3%-4% per year not 20% in 2 years. Why the difference in opinion?  The answer to us seems to be in the design.  Architects Engineers are busy and rushed, and there is less attention to utilizing the most economical designs.  Interior finishes have increased dramatically, increasing costs.  There has been an escalation in amenities as well, at a higher cost.  And finally, for some reason, we are seeing more competitive bidding of projects, which always increases the cost due to the lack of a team working together to hit a budget. We have seen an increasing trend amongst our Assisted Living and Senior Independent Living projects for the inclusion of accommodations for Man’s Best Friend on the site.  Many new communities are being built with outdoor fenced areas for Fido to run and do his or her duty. Research has shown that seniors having pets around is beneficial from many perspectives.  They reduce stress, they have been found to help lower blood pressure, they increase social interaction, increase physical activity and can help a Senior Resident to learn.  Pets have been found to reduce depression amongst seniors and loneliness.  Pet’s live in the here and now which can benefit a senior by helping them to also live similarly instead of dwelling on what might happen or did in the past.  Pets have also been found to help revive memory by assisting with old memory recall from when a senior might have had...

Quality in Senior Living Construction

With the increased finish levels in senior living construction, quality of workmanship is ever more important.  But how do you ensure that this occurs when most of the finishes are hand produced, and there is a significant lack of skilled work force available for projects?  The answer is it’s very, very difficult.  But like everything, the process helps.  Our processes are as follows:

  • Detailed prequalification of subcontractors, checking job sites to ensure quality, is a start.
  • A thorough preconstruction meeting prior to the start of the work establishes quality standards and expectations.
  • Prior to the start of each piece of the work, a pre-installation meeting ensures that the foreman and workmen understand requirements.

Cost and Risk Control in Senior Living Construction

The latest project started for Capital Health Group in January is exemplary in how The Douglas Company can control costs and risks of projects.  The previous three projects they did in Florida were bid competitively after drawings were completed, and came in 20% over budget, a significant overrun.  On two projects we were called in to solve the problem, providing them value engineering to reduce costs making the situation manageable. On the one that recently started in Dayton, we were hired as a design-build contractor.  The Douglas Company’s preconstruction processes were followed, and a guaranteed price was given off schematic drawings.  With our guaranteed price, the owner was able to close his loan prior to completion of construction documents and move the project forward at his budget. Low Voltage Systems – Creating Value for Residents

The demand for senior care providers to be more competitive in the market place by providing enhanced low voltage systems in their communities for their residents and family members making the long term care decisions is rapidly increasing. When designing senior facilities for an aging population, special requirements for building systems must be taken into consideration.
